Can I buy in Dubai if I do not live here?
Yes. Freehold ownership in designated areas is open to any nationality, resident or not. A purchase above AED 2M can also qualify you for a ten-year residence visa, we handle that alongside the transaction rather than as a separate exercise.
What does the whole purchase cost, beyond the price?
Budget four per cent to the Dubai Land Department, a transfer administration fee of AED 4,000 and our commission at two per cent. On a mortgage, add the bank’s arrangement fee and a valuation. Nothing else is standard, and anything else quoted to you is worth questioning.
How much of what you sell is actually off-market?
About three in five. Owners at this level frequently prefer not to be visibly selling, so the residence is represented privately and shown to a handful of qualified buyers. It is the reason a brief works better here than a saved search.
Do you charge for advice before I commit to anything?
No. The first conversation, the shortlist and the viewings are ours to arrange. We are paid on completion, by the party we represent, and it is disclosed in writing before anything is signed.
